Lakewood weighs adding 0.3 acres to Two Creeks Park through duplex purchase
Lakewood is considering buying a duplex at 1081 Vance St. for $440,000 and converting the property into an addition to Two Creeks Park, a move that would add about 0.3 acres to the 3.8-acre park in Ward 2. The park opened in November 2025. City officials say the neighborhood needs more park and open space. If approved, the purchase would be paid for with Conservation Trust Fund money, which comes from Colorado Lottery proceeds. The property owners approached the city about selling, saying they no longer wanted to manage rental housing in retirement, according to the city. The duplex is zoned for multifamily residential use. If it remains privately owned, that zoning would continue; if the city buys it, the land would become parkland and could not be developed for housing or other uses. Some park users said the expansion could give families and children more room and activities. Aubriana Olson, who visits with her children and dogs, said additional activities would be welcome. Jen Norris, who hopes to reopen a nearby school, said the added space could also support outdoor learning. Neighbors whose homes directly border the proposed addition raised concerns about privacy and more pedestrians and cyclists passing on the sidewalk by their homes. A city staff memo acknowledged that officials had not conducted specific public outreach about the proposed acquisition. The purchase remains subject to City Council approval and the city’s required acquisition process.
