A new apartment complex near Nellis Boulevard and Vegas Valley Drive is planned to offer 120 homes, with rents expected to range from about $550 to $1,600 a month. Clark County contributed more than $10 million to the project, which also relies on state funds, bonds and bank financing.

Construction is getting underway on Nellis Grove, a planned 120-apartment complex for lower-income families near Nellis Boulevard and Vegas Valley Drive in east Las Vegas.

Clark County officials and developers marked the start of construction on Oct. 23. The project is Chelsea Investment Corporation’s first affordable housing development in Nevada. Most of the apartments are intended for households earning about half of the area’s median income or less, and rents are expected to run from roughly $550 to $1,600 a month.

Plans call for in-unit laundry, a clubhouse, swimming pool, playground, dog run and barbecue areas. The development is being built on land county officials described as long vacant, as local governments and housing providers work to address Southern Nevada’s shortage of affordable homes.

The project’s financing combines public and private sources. Clark County’s Community Housing Fund contributed more than $10 million, alongside additional state affordable-housing funds, tax-exempt bonds and bank financing. Developers said the project came together in less than two years.

Ryan Lundergan, a senior development manager with Chelsea Investment, said the aim is to provide homes local workers can afford while offering residents a place to settle and enjoy.

County Commissioner Tick Segerblom said a federal housing measure passed by Congress this summer has not yet brought funding to Nevada. He said its framework could help if Congress later adds money, and emphasized that affordable housing depends on federal, state and local coordination.

The project adds 120 planned apartments to the east valley, though the available project details do not specify a completion date or how residents will apply for housing.
