Lennar plans 1,000-plus homes on former Cashman, Grant Sawyer sites
The Foundry is planned for more than 70 acres near Las Vegas Boulevard and Washington Avenue, with homes starting in the $300,000s. Construction is scheduled to begin in October 2027, despite a ceremonial groundbreaking held this month.
A 1,000-plus-home development is planned for downtown Las Vegas on land that includes the former Cashman Center and Grant Sawyer State Office Building sites.
Lennar and state and local officials held a ceremonial groundbreaking for The Foundry on Oct. 16. The development is planned to cover more than 70 acres near Las Vegas Boulevard and East Washington Avenue, with construction scheduled to begin in October 2027.
Plans call for single-family homes and townhomes across six collections. Initial prices are expected to start in the $300,000s. The project is being pitched as an option for working families amid the Las Vegas Valley’s demand for homeownership, though officials did not provide details about income restrictions or how many homes, if any, will be reserved at below-market prices.
Las Vegas City Councilwoman Shondra Summers-Armstrong, whose Ward 5 includes the area, said planned amenities include pools and pool houses, dog parks and children’s parks. She said the development should provide gathering spaces and amenities regardless of residents’ price point.
The project will transform a large downtown site that previously held a convention center and a state office building. Its scale and starting prices could shape access to homeownership in the area, but the eventual cost of individual homes and the timing of construction remain key details for prospective buyers and nearby residents.
