Blue Heron revises 61-home plan after pushback near Alta and Campbell
Residents are objecting to a proposed development on a 12.8-acre site near Alta and Campbell drives, saying its scale clashes with the area’s historic homes and larger lots. Developer Blue Heron says it has delayed the application and is revising the plan to reduce density.
LAS VEGAS — A proposed 61-home development near Alta and Campbell drives has drawn a visible protest from neighbors, who have put up signs depicting lipstick on a pig to oppose the project’s fit with the surrounding area.
The development is planned for a 12.8-acre parcel bordered by historic neighborhoods. The application was postponed from the Las Vegas Planning Commission’s Oct. 13 meeting and could return for consideration in November.
Plans call for a modern design and seek multiple variances. Among them, proposed lots would be 3,418 square feet, compared with the 6,500 square feet required under the cited standard.
Blue Heron said it delayed the application after hearing from residents and is revising the proposal to lower its density and address other concerns. The developer said it intends to create a community that fits the neighborhood.
Residents point to the area’s mid-century modern homes, larger parcels, horse properties, trails and estates as reasons they oppose the plan. Michelle Dell, owner of Downtown’s Hogs & Heifers Saloon, said she believes the development is inappropriate for the neighborhood, despite the appeal of some of Blue Heron’s other projects.
The revised plan and its requested variances will determine what the commission considers if the application comes back in November.
