GLENDALE, Ariz. — Tenants at Buenas Apartments say unexpected rent demands and difficulty reaching management are driving some residents to move out, even as neighbors warn that losing their homes could leave families with few options. Residents say the problems began after new management changed the complex’s payment portal in August. Some reported balances climbing by thousands of dollars despite making payments on time. Shannon Price said her lease sets rent at $1,068 a month through May 2027. She said she received a notice demanding $5,065 and that a meeting with management to review her payment history did not resolve the dispute. “We’re not going to stop until everybody here has what they pay for,” Price said. Another resident, Jamir Ogman, said his account showed a balance exceeding $6,000 after the switch, although he had paid on time. He said he went to the management office but found it closed, then returned the next day after taking time off work and found no one there. Autumn Toms, a resident and single mother of two, said a friend moved out after receiving notice that her rent had increased by more than $1,000. The friend said she feared facing additional charges, Toms said. Toms added that she worries residents who leave could become homeless. Residents said other neighbors have also moved. At least one person was seen moving out on Oct. 6, though residents described the move as voluntary rather than an eviction that day. Buenas Communities LLC and Apartment Management Consultants, the property manager, had not responded to inquiries as of Oct. 6. An examination of the address Buenas Communities listed with the Arizona Corporation Commission found it corresponded to a UPS Store post office box. A lawyer consulted about the dispute said landlords must honor active leases when ownership or management changes. For tenants renting month to month, the lawyer said, management must provide 30 days’ notice. The abrupt account changes and unanswered questions have left tenants trying to determine what they owe while facing the possibility of displacement. Price said residents plan to keep pressing for answers and for the services and terms they say their leases promise.
