Seven-Story University District Plan Would Replace PJ’s Sandwiches Site
A proposed 228-unit apartment project at High Street and Woodruff Avenue has expanded to include the former PJ’s Sandwiches building. The design is set for review by a city board Oct. 22; approval is required for the project to proceed.
A Texas-based developer has expanded its proposal for a seven-story University District project to include the two-story building that long housed PJ’s Sandwiches at 15 Frambes Ave., according to plans submitted to the city.
RPM Living’s proposal calls for 228 apartments with 866 beds, about 4,000 square feet of ground-floor retail and a 235-space parking garage at the corner of High Street and Woodruff Avenue. Project materials describe potential retail uses including a coffee shop and juice bar.
The University Impact District Review Board is scheduled to consider the building’s design at its Oct. 22 meeting. The board’s approval is required for the proposal to move forward.
The expanded plan would also require demolishing the Ohio Stater apartment complex and a three-story building at Frambes and Tuller streets, built in 1915. The Ohio Stater Inn opened in 1950 and was converted into apartments in 1988, when a parking garage and additional apartment buildings were also added behind the original structure.
The building at High and Frambes that houses a Donatos is not included in the redevelopment area. PJ’s Sandwiches is listed as closed on delivery platforms, and its published phone number is no longer in service.
The project was first proposed in January. Its expansion brings another long-standing campus-area business location into the proposed demolition footprint, while the city review will focus on the design of a development combining student housing, retail and parking.
