A planned 380-unit affordable housing complex is slated for the east Columbus site where Latitude Five25 once stood. Construction is expected to start in 2027, with the first residents projected to move in two years later.

COLUMBUS, Ohio — Plans are moving forward for Sawyer Apartments, a 380-unit affordable housing development on Sawyer Boulevard, just south of Interstate 670, at the former Latitude Five25 property in east Columbus. Paths Management Services is developing the project, and LDA Architecture is working on its plans. The developer estimates rents at about $1,100 for a studio and $1,600 for a three-bedroom apartment. The estimates do not specify the income limits or eligibility requirements for future tenants. Site work is underway, with crews removing dirt. Construction is expected to begin in 2027, and Paths Management Services anticipates the first residents will move in during 2029. The project follows the abrupt displacement of Latitude Five25 residents on Christmas Day 2022, when a burst pipe led to an evacuation. The city later condemned the property, citing unsafe conditions that included a lack of potable water, heat and a working fire suppression system. At the time, only one of the building’s four elevators was operating. Demolition of the apartment towers began in May, more than three years after the pipe burst. The planned development would return hundreds of apartments to a property whose former residents were forced to leave under emergency conditions.
