A 793-bed student housing complex planned across from Morehouse College’s B.T. Harvey Stadium was scheduled to break ground Thursday, Oct. 15, in a project developers say will help meet demand for housing near Morehouse and Spelman College.

The Den at Eight50 West is expected to open in fall 2028. Plans call for a 360,000-square-foot, apartment-style development with studios and units of up to four bedrooms. Each apartment is slated to have private bedrooms and bathrooms and a washer and dryer. Proposed amenities include study space, fitness facilities, lounges, gated parking and a dog courtyard.

The project is estimated to cost nearly $147 million. The Fulton County Development Authority approved $146.54 million in revenue bonds for it in January. The development is a partnership involving the colleges and private development partners.

Spelman President Ayanna Howard, Morehouse President F. DuBois Bowman and Atlanta Mayor Andre Dickens were expected at the groundbreaking ceremony alongside developers and construction representatives. C.D. Moody Construction Co. and Clark Construction are listed as contractors.

The development comes as the two historically Black colleges face growing demand for student housing. Howard has said about 60% of Spelman students currently live on campus. The new apartments are intended to give students additional options close to classes and campus activities, including students who want to live more independently.

Spelman is also planning a separate residence hall for first-year students, Dorothy Shepard Manley Hall, with an expected fall 2028 opening. The Den at Eight50 West would add housing near both campuses as the Atlanta University Center institutions continue to address student needs and campus growth.
