Evergreen Acquisitions to buy Scottsdale Four Seasons in $372 million deal

Braemar Hotels & Resorts Inc. is under contract to sell the Four Seasons Resort Scottsdale to Evergreen Acquisitions LLC for $372 million, according to filings with the U.S. Securities and Exchange Commission.

The 210-room resort sits on 37 acres off East Crescent Moon Drive in Scottsdale. The transaction is expected to close Oct. 22, as Braemar sells properties while separating from Ashford Inc. The spinoff is expected to be completed by mid-November.

Little information is publicly available about Evergreen beyond its registration as a Delaware limited liability company. The announced sale does not specify whether the resort’s operations or staffing will change under the new owner.

Braemar said the sale price, when combined with an anticipated $23 million in capital expenditures, represents a 6.2% capitalization rate based on the resort’s net operating income from September 2025 through August 2026.

Braemar acquired the property for $267.8 million in 2022. The planned sale would make the Scottsdale resort one of several properties involved in the real estate investment trust’s corporate restructuring.
