Bent Creek camera rule takes effect as Nolensville residents weigh privacy and security

NOLENSVILLE, Tenn. — Residents of the Townhomes of Bent Creek faced an Oct. 23 deadline to remove certain outdoor security cameras under a homeowners association policy adopted in September, setting up a dispute over neighborhood privacy, home security and the HOA’s authority.

The rule restricts cameras mounted on garages, exterior walls and some other outdoor locations. Doorbell cameras are permitted. The association has said the restrictions are intended to protect neighbors’ privacy and maintain a consistent appearance in the community.

Some residents support the limits, while others say cameras help them monitor their homes, driveways and deliveries. Homeowner Bobby Blevins previously said he planned to leave his camera installed despite the rule.

It remained unclear on the deadline date what action the HOA would take against residents who did not comply. The association’s management company, Ghertner and Company, had been asked whether violations could bring warnings or fines, when enforcement might begin, and whether the board was considering changes or exceptions. No response had been received as of Friday morning, and there had been no confirmed announcement that the policy would be reversed.

The disagreement also raises questions about the association’s legal authority. Attorney Matt Anderson has said an HOA’s ability to enforce restrictions depends on its governing documents and established procedures. Anderson had not reviewed the Bent Creek community’s documents, so his comments did not determine whether this specific policy could be enforced.
