Denver draft plan calls for affordable homes, transit links near proposed Broncos stadium
A city draft lays out more than 30 recommendations for the 58-acre Burnham Yard site and surrounding area, including affordable housing, local-business support and improved transit. Residents can submit feedback through Oct. 28, before the Denver Planning Board considers the plan.
Denver residents are being asked to weigh in on a draft plan for the area around Burnham Yard, the 58-acre former rail yard that the Broncos have identified as their preferred stadium site.
Released Wednesday by the city’s planning department, the plan includes more than 30 recommendations intended to guide future zoning, building rules and development, city planning spokesperson Amanda Foster said. Among them are affordable housing with a range of unit types, more transit and trail connections, job training and affordable commercial space for local businesses, and public spaces that recognize Chicano and American Indian communities.
The recommendations respond to concerns about who benefits from redevelopment. Councilmember Flor Alvidrez said preventing displacement, protecting neighborhood businesses and managing traffic are priorities for nearby residents.
The plan is still a draft, and the recommendations are not a final development approval. Denver is collecting public comments online through Oct. 28. Printed copies are available at La Alma Recreation Center and the John “Thunderbird Man” Emhoolah Jr. Branch Library.
The Denver Planning Board is expected to review the draft later this year and vote on it in early 2027. The Broncos had not responded to a request for comment Wednesday.
